The Company
Zurich Capital Advisors, LLC (ZCA) is a real estate finance and investment management company specializing in acquiring and managing commercial investment-grade real estate. ZCA is the General Partner of the Zurich Value Fund I, LP (Fund I), formed to pool investment equity for the acquisition of commercial real estate assets and the expansion of ZCA's business plan.
The placement of Fund I equity will allow the Company to focus on (i) growing current balance sheet assets using class, type and geographic diversification, (ii) further integration and expansion of operations and management, (iii) expanding and improving its access to senior debt, mezzanine and preferred equity, (iv) broadening its strategic partnerships and/or joint venture opportunities (domestic and international) within its expanding business plan, and (v) expand it's fee based revenue. These efforts, in concert with our risk management principals, will provide ZCA a platform to continue delivering high quality collateralized real estate investments.
The Company's investment activities will focus primarily on the acquisition of office, flex/office, flex/industrial and industrial real estate assets located in Florida and North Carolina with expansion plans throughout the mid-Atlantic US states. The principals of ZCA are currently Managing Directors in nine (9) separate and unrelated active-operating real estate entities and one Limited Member passive-operating entity. ZCA itself has no involvement or interaction with any of these entities. These assets have an estimated consolidated market value (2009) of approximately $55 million that represents approximately $16 million in total preferred equity contributions from approximately 60 accredited investors. The timing and efficiency of the acquisition, capital characteristics, and the manager's skill drive long-term performance. The Manager's participation in profit sharing is performance driven and subordinated to the return of all preferred equity contributions. The goal of the manager is to minimize losses while maintaining cash flows, all within the context of the prevailing economic, credit and capital environments affecting a diverse real estate portfolio.
